Construction has kicked off on the next phase of The Farm mixed-use project in Allen.
Ground has been broken for the first office building in the 135-acre development at the Sam Rayburn Tollway and Alma Drive. The three-story, 102,000-square-foot speculative office building is set to open next summer.
Designed by architect Omniplan, the FarmWorks One office project will join retail, entertainment and apartment buildings constructed in the Allen project.

And developers just turned over new ground for an entertainment venue.
An office building and retail are also on the way at the 135-acre mixed-use development on State Highway 121 at Alma Drive.
It’s been almost three years since JaRyCo Development and Allen’s Johnson family, which owns the land, announced plans for The Farm.
“The first people will start moving into our apartments in July,” said Bruce Heller, President of JaRyCo. “We are excited about the apartments opening because it will change the character of the place when you have people living here.”
As Allen develops its last major commercial corridor, residents can look forward to several incoming entertainment and dining experiences.
The Farm is an economic development project within the city, and it represents the first major project on Allen’s 121 corridor to kick off and create a base of amenities for area residents and incoming businesses to enjoy.
Areas like West Lake Park, a future boardwalk featuring upscale restaurants; gaming center High Five; Chicken and Pickle and the expanding HUB development aim to provide a myriad of fun activities for families and residents.
“With all that happening, we've also kicked off the first office building there, which is called Farm Work 1, where we hope to bring in some corporate tenants with about 100,000 square-foot, three-story building near all the amenities,” said Dan Bowman, Allen Economic Development Corporation’s CEO. “That's what the office users are looking for — a place to dine, have entertainment, and all of that. We think that will be very successful as we fill that building with new tenants.”
High Five and Chicken and Pickle are supposed to be breaking ground this year and are slated to open in 2024.
“Going into the summer or early fall, you'll see shovels in the ground,” Bowman said.
The family-friendly entertainment venue sits on approximately three acres with 15,000 square feet of space for an indoor heated food hall and a 2,000-square-foot stage that will host live music, outdoor movies and sports watch parties.

An open-air food hall in Allen with three restaurants, several bars and an ice cream shop opened Nov. 3, 2022.
The Hub is a Texas-sized spinoff of a beachy hangout on Scenic Highway 30A in Florida, near Seaside. The venue in Allen is three times the size of the Florida original, with a deeper focus on food and less on retail.
Its long green turf with squishy chairs in front of a stage seems just right for families with kids and dogs. To cater to teenagers eating with their parents, the company created an app so that adults can front-load money onto it and kids can order their own food by reciting their parents’ phone number.
The Hub was also designed with adults in mind, and bars with frozen drinks, canned beverages and local beers are only a few dozen feet away from any seat in the 35,000-square-foot venue.

An Austin-based family entertainment chain plans to bring bowling, laser tag, and ax throwing to a large master-planned development in Allen.
High 5 Entertainment bought more than 3 acres of frontage at The Farm in Allen, a new development on the south side of the intersection of State Highway 121, Sam Rayburn Tollway and Alma Road.
The company plans to open a two-story family entertainment center on the site in late fall 2023 with 24 bowling lanes, a two-story laser tag arena, ax throwing, a bowling lounge, event spaces, escape rooms and a miniature golf course. The venue will offer craft food and beverages.

Mexican-inspired soul food, seafood and an upscale butcher shop are three of the 10 concepts slated for The Hub, the nearly 3-acre open-air entertainment venue set to debut later this year at The Farm in Allen.
Macho Taco will lease 3,840 square feet at the center, while Hooked Sea to Table and The Salty Butcher will occupy 3,269 square feet, according to filings with the state.
The Hub’s restaurants include many of the same ones as those at the venue’s first location, near Seaside, Fla., according to Real Estate Weekly. The publication names A.P. Coffee & Bakery, Gallagher’s Steak and Seafood, Ginger’s Sushi & Juice and Pizzeria Flora as other tenants at the venue.
Located at Alma Drive and State Highway 121, The Hub will include 23,000 square feet of total restaurant space, 5,200 square feet of event lawn space, a 13,000-square-foot plaza and a 15,000-square-foot, two-story dining pavilion.
